The Barn Village at Steamboat Takes Shape

Fifty-four lots, representing $36.2 million in real estate, sold out in less than 24 hours when the first ownership opportunities in the Barn Village at Steamboat were made available.

 Despite panic in credit markets nationally, Chris Wittemyer of Prudential Steamboat Realty said Steamboat's real-estate market couldn't be in better health. The lots were reserved during two lotteries Aug. 31 and Sept. 1.

 "There was overwhelming support from agents at Prudential and it was incredibly well received by the entire Steamboat market," Wittemyer said. "It shows the Steamboat market is still a thriving real-estate market."

 The Barn Village at Steamboat features 62 home sites on 40 acres nestled between Fish Creek and the Steamboat Ski Area. While a new development, it is one steeped in tradition and anchored by the More Barn, a local icon made famous by Steamboat Ski Area advertisements.

 The barn will be part of a 4-acre park donated to the city by developers Bob Comes and Erik McAfee. The two also donated $150,000 for the barn's restoration, which is being conducted by Fox Construction.

 "A big part of the appeal of the property is the association with the strongest icon in Steamboat, the More Barn," Wittemyer said. "In addition, it's very centrally located, with great views and convenient shopping." The development will also feature 26 percent open space and a neighborhood clubhouse and fitness center.

 The twelve duplex lots sold for prices ranging from $995,000 to $1,150,000. "It's anticipated the duplexes will have their backside opening out to Fish Creek," Wittemyer said. Eight single family lots, which are a third of an acre or larger, sold for prices ranging from $695,000 to $885,000.

 The remaining reservations were for new urbanism lots, which are smaller than the single-family lots and have tight design guidelines. These homes will share characteristics with Old Town Steamboat Springs, and will feature garages on alleyways and front porches. The lots, which range in size from 6,300 to 10,500 square feet, sold for prices ranging from $445,000 to $577,000.
